The brief for this new building was that it should be a high specification office facility, providing flexible accommodation to support the client’s activities, both now and in the future. As the project needed to be completed in a short time frame, a fast-track modern off-site construction method was used to meet the client’s requirements. We provided the feasibility, concept design and detailed design of the mechanical and electrical engineering for this project.
Our design co-ordinated with the modern steel frame modular structure and much of the scheme was designed using 3D modelling software (BIM).
Our engineers worked closely with our in-house Building & Energy Modelling Team who undertook modelling and calculations to design the best building services solutions within the available budget and programme.
The facility was designed in accordance with The British Council of Offices (BCO) design requirements, so all ventilation systems had capacity and flexibility for occupational changes. The building systems were energy-efficient and provided excellent comfort conditions for users.
A raised access flooring system was designed throughout the building with all comms/data and powerfully co-ordinated within the floor voids. The electrical track systems were designed to provide flexibility for optional socket positions in floor tiles.
The high performing thermal envelope, low air leakage rates and high efficient heat pump installation resulted in a Part L improvement of 10%, saving an additional 7 tonnes of Carbon per annum
