Willow Gardens, Rowley Regis

Client: Sandwell Council

Budget: £15m

Completed: 2021

Willow Gardens Development is a new 90-bed apartment extra care scheme for Sandwell Council located at the Junction of Harvest Road and Moor Lane in Rowley Regis. The development includes a mixture of one and two-bed apartments which are staffed 24 hours a day to support those aged 55 and older in need of additional living support.

The development is built around a shared garden and features a range of communal spaces such as a large lounge and dining area and a restaurant and hairdressing salon – both open to the public.

The design utilises gas fired boilers which are located within the ground floor plantroom. Each apartment utilises a Heat Interface Unit (HIU) which is connected to the heating mains providing the heating and hot water demands to each apartment. The communal areas benefit from a combination VRF air source heat pump cassette units and radiators, which also provide comfort cooling to these areas when required.

Progress on site was delayed due to COVID-19. Utilising modern methods of construction allowed for the works to be rapidly progressed internally whilst the building’s external façade was installed on-site. The development is due for completion mid 2021.
