This £8m project comprises the construction of a new extra care facility with 65 new apartments for ForHousinf, with our appointment through the former “City West Housing Trust” framework.
Jackson Gardens consists of 59 one-bedroom and five two-bedroom apartments with associated gardens and communal facilities. The development comprises a communal lounge, activity rooms, laundry rooms, waiting area, offices and a boiler plant room situated on the 1st floor of the apartment block. The onsite restaurant is open to both residents and the public to integrate the facility with the wider community.
Designed to offer low running costs for the tenants, energy use was minimised by a fabric-first approach with our in-house building & energy modelling team advising on the optimum u-Values for all fabric components. This, together with a small-scale PV installation resulted in a 10% reduction in carbon emissions at minimal additional cost. A mini energy centre serves a heat network with LPHW providing each apartment and retail unit with metered heating and domestic hot water via HIUs (Heat interface units). Ventilation to apartments is provided by MVHR to further reduce energy costs and cut carbon emissions.
The project was procured on a design & build basis, with S I Sealy appointed to provide RIBA Stage 3+ “Performance Specification”. We developed the brief and oversaw the design and build of the new development to completion. Following the completion of the RIBA Stage 3+ tender package, we were then retained by the client to review the RIBA Stage 4 contractor design proposals and monitor the works throughout the construction period. During the construction period the main contractor Bardsley’s went into administration in December 2019 causing significant delays to the programme. We were retained to monitor the project to completion following the appointment of Bridgestone Construction and ensure the development fully complied with the Employers Requirements.
