Trafford Point
The Trafford Point project consisted of two large warehouse units (12,000m2) complete with office accommodation and extensive car parks and access roads. Each warehouse unit has a separate electrical sub-station feeding it, as well as dedicated water and gas supplies.
S I Sealy provided full mechanical and electrical services designs for both buildings, plus the associated car parks and access roads.
A VRF heat pump system with heating and cooling provides heating SCOP Efficiency of 510% (unit 1) and 509% (unit2) and cooling SEER efficiency of 6.32 (unit 1) and 6.37 (unit 2) for the office spaces.
The mechanical AHU has a very low combined specific fan power (SFP) of 0.86 W/l/s (unit 1) and 0.88 W/l/s (unit 2) and a heat recovery of 75% for the office spaces.
A natural gas boiler was provided for communal areas, with an efficiency of 93%, and a zonal extract fan system was provided for the toilet areas with a low SFP of 0.3 W/l/s.

Building Emission Rate (BER) = 13.9 kgCO2/m2 per year
This is a percentage saving of 18%
Unit 02
Target Emission Rate (TER)= 17.3 kgCO2/m2 per year
Building Emission Rate (BER) = 13.6 kgCO2/m2 per year
